What we collect, and why.

Information we collect

This site has six forms. Each one collects only what it asks for:

• Message form — name, email address, organization, organization type, area of interest, and the message you write.
• Interest form — email address, organization, organization type, and which problems you indicate are familiar.
• Training waitlist — email address, organization, approximate number of seats, and which courses you want to hear about.
• AI Readiness proposal request — organization, your name, role, email, phone if you give one, organization type, approximate staff size, portfolio size, where you are with AI today, when you would want to start, who approves an engagement, and whatever you write about what prompted it. We use it to write you a proposal.
• Stewardship Practice Checklist — organization, email, state, program type, homes under stewardship, years stewarding, paid staff, stewardship hours per week, homes currently fully compliant, your answer to each of twelve practice questions, where your records live, whether you could produce an obligation list in a day, your interest in AI tools, and the score the page calculates from all of it.
• Founding cohort interest list — name, email address, organization, your role, organization type, the size of the portfolio you steward, how your stewardship work is staffed, which measures you say would be useful, anything you choose to write in the notes field, and whether you give us permission to name your organization.

The checklist has one additional use, and we ask permission for it on the page. If you tick the sharing box, your answers go into de-identified totals reported to prospective sponsors and to the field — only ever across five or more organizations at once, and never in a form that identifies yours. If you leave it unticked, your answers are used to give you your score and for nothing else. A separate box controls whether we may name your organization to a sponsor.

The founding cohort list has one additional use, and it is the reason the form exists. We report the list to prospective sponsors and convening intermediaries so they can see whether real demand exists. We report it as totals and ranges — how many organizations, how many homes, which measures were selected most often. We name your organization only if you ticked the box giving us permission. If you did not tick it, you appear inside a count and nowhere else. Nothing you submit there enrolls you in anything; if the cohort is funded and scheduled, we contact you to confirm terms first.

We do not use analytics software, advertising trackers, or tracking cookies. We do not build behavioral profiles or attempt to identify you across other websites. We cannot tell you which pages you read, because we do not collect it.

Almost every page here is plain HTML with no JavaScript at all, including the interactive parts of the community land trust reference page, which run on nothing but the browser's own form controls.

The Long Dollar

The Long Dollar calculator is the one exception, and it collects more than the forms do. Here is exactly what it does.

• The arithmetic runs in your browser. Nothing is calculated on a server, and the tool works with no connection at all.
• It does send a record of each run to us. That record goes to a Google Apps Script we operate and lands in a Google Sheet we hold. It contains the figures you entered — market price, area median income, income target, housing cost ratio, appreciation, income growth, the resale share, the time horizon — together with the results the tool produced, and anything you typed into the name, organization, email, phone, city and role fields.
• This happens whether or not you give us your contact details. If you leave those fields blank, the run is still recorded; it simply has no name attached to it. We use the figures in aggregate to understand which markets and assumptions people are modeling.
• It uses your browser's local storage to hold a record that has not uploaded yet (the tool is built to work at a conference table with no signal, and sends when a connection returns) and to count how many exhibits you have printed. Both stay on your device. Clearing your browser data clears them.

If you would rather we did not hold a run you made, write to us with the date and roughly what you entered and we will find it and delete it. If you would rather not be recorded at all, tell us and we will send you a copy of the tool that does not report anything.

We use what the tool captures for the same purpose as everything else on this page: to follow up about the work you are doing, and to understand what practitioners are modeling. It is not sold, and it is not merged with anything bought from a third party.

How we use it

To respond to your inquiry and to follow up about the work you told us you are doing. That is the entire list.

We do not sell, rent, or trade your information. We do not share it with third parties for their own marketing.

Service providers

Three third parties touch data in the course of running this site:

• Netlify hosts the site and keeps a copy of form submissions. Netlify records standard server logs, including IP addresses.
• Google Apps Script and Google Sheets receive every form submission and the Long Dollar’s records, and hold them in a spreadsheet we control. Access to that spreadsheet is restricted to named people.
• Google Workspace receives form notifications and hosts our email, calendar and the sheet behind the Long Dollar. If you book a call, the scheduling information is held in Google Calendar.
• Google Fonts serves the typefaces used on this site. Loading a page requests those font files from Google, which means Google receives your IP address and browser information as part of that request.

Each of these providers operates under its own privacy policy, which governs its handling of that data.

How long we keep it

We keep your contact details for up to 24 months after you last hear from us, then delete them. That applies to everything on this page — the six forms and the Long Dollar alike.

The figures you entered into the Long Dollar may be kept without your contact details, to improve the tool and to understand what practitioners are modeling. The same is true of checklist answers you consented to share: they continue as de-identified totals with nothing attached that identifies you or your organization.

You can ask us to delete your details at any time and we will do so within 30 days. Write to mwyman@permaffai.com. We will act on the request rather than negotiating about it.

Depending on where you live, you may have additional rights under applicable law. We honor those requests regardless of whether the law technically reaches us.

Children

This site is intended for professional and organizational audiences. It is not directed to children, and we do not knowingly collect information from anyone under 13.

Changes

If this policy changes materially, we will update the date at the top of this page.
